A developer has submitted a planning application to build up to 500 new homes, half of which would be offered at “40% discount on market rates”.
Blenheim Estate Homes have submitted an outline planning application which would allow for up to 500 homes to be built on farmland on the eastern edge of Woodstock, immediately north-west of London Oxford Airport.
The development would provide a wide range of house types, of which more than half would be shared ownership and affordable housing – as defined by UK government.
A central theme of the masterplan is the inclusion of green corridors to allow for cycle and pedestrian access across the site, and from it to the town and adjacent areas.
Which will be complimented by the creation of a focal community park including play areas and allotments, as well as an enhanced tree belt with swathes of native shrubs.

A Blenheim Estate Homes spokesperson said: “New homes are required in Oxfordshire to respond to the housing crisis. This development would bring 205 new affordable homes to the area.
“These homes recognise the varied needs of individuals in terms of size, type, and affordability.
“They must also respond to the climate crisis and be built to help reduce energy demands and the use of natural resources, whilst also promoting biodiversity and sustainable modes of transport.”
Primary access to the development is planned to be from upper Campsfield Road, with a roundabout proposed.
Additionally, the site would connect into the vehicular, pedestrian and cycle routes within the neighbouring Park View Scheme, which is under construction.
A park and Ride site providing roughly 1,100 parking spaces is also planned for London Oxford Airport, which, when built, will be readily accessible to the new community on foot and by cycling.
The Blenheim Estate Homes spokesperson said: “There is no specific concern with regard to the site’s location and its proximity to the airport.
“Extensive noise assessments have been carried out alongside discussion with the airport.
“The nature and layout of the airport is such that the impact on development will be very minimal if any.”
Blenheim Estate Homes state on their website that the land they want to build on “is a large arable field with planted boundaries of hedgerows and tree belts. Other than its intrinsic countryside character, the site is considered to offer little landscape value.”
If the application is approved, building will commence in Spring 2024 with first occupation at the end of 2024.
It is estimated that the site will be complete by 2034.
